Terms of Service

Please review these Terms of Service carefully before utilizing the LeaseLogs rental bookkeeping and CRA Form T776 tax automation software. By creating an account or accessing our services, you agree to be bound by these terms.

1Agreement to Terms & Platform Scope

These Terms of Service constitute a legally binding agreement between you ("User", "Landlord", or "Subscriber") and LeaseLogs ("we", "us", or "our"). LeaseLogs provides web-based financial technology software for Canadian residential and commercial rental bookkeeping, optical character recognition (OCR) receipt parsing, and Canada Revenue Agency (CRA) Form T776 line item aggregation.

By accessing the website, mobile applications, API endpoints, or subscribing to our service, you acknowledge that you have read, understood, and agreed to be governed by these Terms and our Privacy Policy.

2. Strict Non-CPA & Non-Legal Advice Disclaimer

IMPORTANT NOTICE: LEASELOGS IS A SELF-SERVICE SOFTWARE TOOL DESIGNED FOR BOOKKEEPING, FINANCIAL RECORD MANAGEMENT, AND PRELIMINARY LINE-ITEM CALCULATION ASSISTANCE FOR CANADIAN RENTAL PROPERTIES.

LEASELOGS DOES NOT PROVIDE LICENSED ACCOUNTING, TAX ADVISORY, AUDIT REPRESENTATION, OR LEGAL COUNSEL. REPORTS, SUGGESTIONS, AND AGGREGATED FIGURES DO NOT SUBSTITUTE FOR THE INDEPENDENT JUDGMENT OF A LICENSED CHARTERED PROFESSIONAL ACCOUNTANT (CPA) OR LEGAL PROFESSIONAL.

YOU REMAIN SOLELY RESPONSIBLE FOR VERIFYING ALL EXPENSE ALLOCATIONS, CAPITAL ADDITIONS, DEPRECIATION ELECTIONS, AND STATUTORY REPORTING BEFORE SUBMISSION TO THE CANADA REVENUE AGENCY (CRA) OR ANY TAX AUTHORITY.

For complex tax structuring, corporate entity filings, capital cost allowance elections, property use conversions, or official CRA audit representation, you must consult an independent Canadian Chartered Professional Accountant (CPA).

3Federal CRA Scope & Provincial Tax Filing Limitations

LeaseLogs is engineered strictly to aggregate, categorize, and calculate figures in accordance with the Canada Revenue Agency (CRA) Form T776 (Statement of Real Estate Rentals) under the federal Income Tax Act.

Provincial Tax Filing Notice:

LeaseLogs does not generate autonomous provincial tax forms, schedules, or local administrative tribunal filings. If your rental operations require standalone provincial tax filings or local tribunal compliance that deviate from standard federal reporting, you remain solely responsible for fulfilling those obligations independently through a licensed professional.

4Landlord Responsibilities & CRA Compliance

As a user of LeaseLogs, you acknowledge and agree to the following obligations:

  • Authenticity of Source Records: You are solely responsible for ensuring uploaded bills, bank transactions, and receipts represent authentic, deductible business events.
  • Operating vs. Capital Outlays: You must review automated suggestions to ensure expenditures are properly distinguished between current operating maintenance and capital improvements subject to depreciation.
  • Motor Vehicle & Travel Logs: Business use of motor vehicles must be supported by contemporaneous mileage records in accordance with CRA requirements.
  • Statutory Filing Responsibility: You retain ultimate legal responsibility under the Canadian Income Tax Act for the completeness and accuracy of all tax returns filed using data exported from this tool.

5Account Security & Two-Factor Authentication (2FA)

You are responsible for maintaining the confidentiality and security of your account credentials, including your login password, TOTP authenticator secret keys, and email-based two-factor authentication (2FA) verification codes.

To the extent permitted by law, LeaseLogs is not liable for any unauthorized access, altered ledger data, or loss of financial records resulting from your failure to safeguard your credentials or from sharing your access with unauthorized third parties. You agree to notify LeaseLogs immediately upon discovering any unauthorized use of your account.

6Subscription Quotas, Billing & Termination Rights

14-Day Free Trial

New users receive 14 days of full access to receipt scanning and T776 calculation tools without credit card requirement during initial onboarding.

Subscription Billing & Property Quotas

Subscriptions are billed in advance on a monthly or annual cycle via Stripe in Canadian Dollars (CAD). Each subscription plan includes a designated active property/unit quota. Managing properties in excess of your plan's quota requires upgrading to the corresponding tier.

Anti-Abuse & Termination Rights

LeaseLogs reserves the right to suspend or terminate accounts that engage in automated scraping, reverse engineering, unauthorized multi-tenant account reselling, or actions that compromise platform security.

Cancel Anytime

You may cancel your subscription at any time via your account settings. You will retain full access until the conclusion of your current paid billing period.

7Intellectual Property & User Data Ownership

You own your data. All receipt images, property ledgers, bank transactions, and generated T776 export packets uploaded or generated by you remain your exclusive property.

The LeaseLogs software, website architecture, user interface design, logos, trademarks, and proprietary classification algorithms remain the exclusive intellectual property of LeaseLogs.

8. Limitation of Liability & Hard Liability Cap

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE CANADIAN LAW, IN NO EVENT SHALL LEASELOGS, ITS FOUNDERS, OPERATORS, DIRECTORS, EMPLOYEES, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, PUNITIVE, SPECIAL, OR CONSEQUENTIAL DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOST RENTAL INCOME, DATA LOSS, TAX PENALTIES, CRA AUDIT REASSESSMENTS, PROVINCIAL TAX PENALTIES, OR BUSINESS INTERRUPTION.

IN ALL CIRCUMSTANCES, LEASELOGS' TOTAL AGGREGATE LIABILITY ARISING OUT OF OR RELATING TO THESE TERMS OR THE USE OF THE APPLICATION AND SERVICES SHALL NOT EXCEED THE AMOUNT ACTUALLY PAID BY YOU TO LEASELOGS IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR $100.00 CAD, WHICHEVER IS LESS.

9Governing Law & Exclusive Dispute Jurisdiction

These Terms of Service and any dispute, claim, or controversy arising out of or relating to your use of LeaseLogs shall be governed by, construed, and enforced in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.

Exclusive Venue in Toronto, Ontario:Any legal action, suit, or proceeding arising under or related to these Terms shall be brought exclusively in the courts located in Toronto, Ontario, Canada, and you hereby irrevocably submit to the personal jurisdiction and venue of such courts.
